City of Oceanside Fireworks Show

On July 3rd, 2014 the City of Oceanside will be putting on a fantastic fireworks show for all to enjoy! The fireworks will be shot off just north of the El Corazon Senior Center, located at 3302 Senior Center Drive.

Please note that Rancho del Oro will be closed just north of Oceanside Blvd at Seagate and just south of Mesa Drive at Ocean Ranch Boulevard. Limited parking will be available in the Ocean Ranch Business Park and no parking will be available at the El Corazon Senior Center.

Spectators are encouraged to arrive anytime after 6:00 pm, park in the near by lots. Be sure to bring a beach chair, and walk to the viewing area on Rancho Del Oro road. Food trucks will be parked on Rancho Del Oro and will be selling wide variety of foods.

Prior to the fireworks show,  El Camino High School and Oceanside High School bands will perform at 8pm.

This event is free and open to the public.

8 Tips To Getting Your North County Home Purchase Offer Accepted

Have you found the perfect North County San Diego home and are ready to buy? The first step in the process is to make an offer on that perfect home to the seller.

But what if the seller doesn’t accept your offer? There are many qualified home buyers out there who are also ready to buy their dream home. With the shortage of homes on the market, many sellers are receiving multiple offers on their properties. This makes it more difficult for you to submit an offer that stands out and gets their attention. How do you prevent someone else from coming in and sweeping up your dream home right from under you?
You will need to make sure that your offer is impeccable and appeals to the seller. In order to help get your offer accepted, here are some tips to keep in mind:

  1. Make sure that you have your finances in order before you make the offer on the home, so that you can show the seller your pre-approval letter from your lender. This will demonstrate to them that if they choose you, the process will be quick and easy.
  2. Make sure that your offer is neatly presented and includes all of the required information. If the seller receives incomplete offers they might just throw them out. 
  3. Be ready to make a decision as soon as possible. If you wait a few days, the home might get snapped up.
  4. Be flexible with your closing date, making things easier for the seller.
  5. Make your offer as “clean” as possible without too many clauses and requirements. For example, avoid asking the seller to pay for lender’s fees, home warranty, etc. 
  6. If you can, give the seller more than the 1% earnest deposit on the price – which will show that you are financially stable and serious about buying the home.
  7. Write them a personal letter explaining why you love their home and want to live there, including photos of your family. The personal touch will make you even more memorable.
  8. If it comes down to price, add an extra $500 onto your offer. Although $110,000 and $110,500 are not that different, they will look different enough to the seller. 

The best thing to do is to speak to your real estate agent and ask them to figure out what is most important to the seller, such as the terms, the price or the closing date.You can use this information to craft your offer.

Oceanside 2014 Summer Concert Series

The sweet sounds of summer will be evident soon when Oceanside's popular summer concert series begins.

Friday Nights in the Park Summer Concert Series will be held the third Friday of each month in June, July and August from 6:00 pm to 8:30 pm. In June and July the concert will be held at Rancho Del Oro Park located at 4701 Mesa Drive. In August, the concert will have a new location at Mance Buchanon Park, located at 425 College Boulevard. Arrive early to enjoy the pre-show entertainment that begins at 5:00 pm.

Friday July 18th - David Lally & Patric Petrice, a popular Irish band
Friday August 15th - Box Canyon Band, Acoustic Bluegrass Music

Sunday Concerts at Heritage Park begins on July 6th. Concerts will be held each Sunday at Heritage Park, located at 220 Peyri Road (behind Mission San Luis Rey) from 4:00 pm to 6:00 pm. Every week will feature a different music style.
